Book Eco Hotels – Terms of Use

Welcome to Book Eco Hotels (“BEH”, “we”, “our” or “us”). These Terms of Use (“Terms”) govern your access to and use of our website, verification engine and related services (together, the “Services”). By using our Services, you agree to these Terms.

1. The BEH Verification Engine

Book Eco Hotels operates as an independent data verification platform for the hospitality sector. We verify specific sustainability claims through our two-tier system:

• Tier 1 (Certified): We confirm a property’s third-party sustainability credentials (e.g. EarthCheck, Green Key) against the certifying body’s official public registry. Credentials with an expiry date are checked quarterly and shown as “Active”. Credentials without a published expiry date are shown as “Listed”.
• Tier 2 (Documented): We independently verify specific claims via one or both routes. Route A uses independent contextual sources, such as registered charity data, independent organisational profiles and satellite imagery, and requires no input from the property. Route B verifies primary evidence submitted by the property, such as utility bills and operational logs.

We are not auditors, travel agents or tour operators. We do not own, manage or control any property listed. Links on our platform go to properties’ own websites, and any booking you make is solely between you and that property.

2. Independent Verifier Status (Non-Audit Disclosure)

BEH acts as an independent verifier of sustainability data. Our Services do not constitute a financial, legal or regulatory audit, or formal ESG assurance. Each verification relates only to the specific claim stated, and is based on the evidence available at the time of review. We do not guarantee a property’s ongoing operational performance or compliance.

3. Independence & Funding Disclosure

BEH does not take part in affiliate marketing or earn commission from bookings. Clicking an external link on our platform does not result in any payment to BEH.

Properties may pay a fee for Tier 2 verification. Payment covers our time reviewing evidence only. It does not guarantee a verified outcome, and we will not verify any claim the evidence does not support. Tier 1 listings are free and are not paid for by the properties or certification bodies.

4. Property Submissions

By submitting a property for Tier 2 verification, you agree to provide genuine primary evidence, including but not limited to utility bills, waste logs, procurement records and geospatial documentation.

• You grant BEH the right to review and verify this evidence.
• Please remove or anonymise personal data (for example, individual staff names or salaries) before submitting. Where personal data is shared, we handle it in line with our Privacy Policy.
• Submitted evidence is held securely, used only for verification, and deleted within 36 months of the review being completed, unless you ask us to delete it sooner.
• We may withdraw a property’s verified status if evidence is no longer current or is found to be inaccurate or fraudulent.

 

5. Intellectual Property & the Impact Dossier

The BEH Impact Dossier, logos and all proprietary verification methodologies are the exclusive intellectual property of Book Eco Hotels.

Verified properties are granted a limited, revocable licence to reference their verification status and share their Impact Dossier on their own channels. Any such reference must:

• Be presented accurately and without modification, and refer only to the specific claim(s) verified.
• Include a direct link to the property’s BEH verification page.
• Stop immediately if verification expires or is withdrawn. Tier 1 status is checked quarterly and Tier 2 is reviewed annually.

 

6. Listing & Removal

Tier 1 listings are compiled from publicly available certification registry data. Inclusion does not imply partnership, endorsement or affiliation with any listed property or certification body. Any property may request removal at any time by emailing behv@bookecohotels.com, and we will remove the listing within three working days, no questions asked.

7. Fees & Refunds

Tier 2 verification costs £199 for up to three claims. Larger requests are quoted individually. Fees are non-refundable once evidence review has begun, including where the evidence does not support verification of a claim.

8. Accuracy & Limitation of Liability

We take care to ensure information on our platform is accurate. However, verification reflects the evidence available at a point in time, and properties may change their practices afterwards. To the fullest extent permitted by law, BEH is not liable for any loss arising from your reliance on information on our platform, or from your dealings with any listed property. Nothing in these Terms limits any liability that cannot be limited under English law.

9. Changes to These Terms

We may update these Terms from time to time. The latest version will always be published on this page, with the date it was last updated.

10. Governing Law

These Terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
